LEASING QUALIFICATIONS


Please Read the Instructions in Their Entirety Before Starting

  1. There is an application fee of $20, be prepared to pay the application fee.
  2. In addition to this rental application, you will also be required to provide a valid form of government-issued identification and proof of income for the past three (3) months. This can be uploaded when filling out the application.
  3. To complete this rental application, you must be prepared to provide 3 years of residential history and contact information for your rental references.
  4. You will also be asked to provide information on your monthly income. Please note that most properties require the applicant’s combined gross income to be at least three (3) times the monthly rent.
  5. Each resident over the age of 18 must submit a separate rental application.

Required Part of the Application Process for ALL Applicants

A welcoming environment is paramount to all of our residents.

To help ensure ALL of our residents understand our pet and animal-related policies, we use a third-party screening service and require EVERYONE to complete a profile (No Pet/Pet/Animal).

This process ensures we have formalized pet and animal-related policy acknowledgments and more accurate records to create greater mutual accountability.

Pet Screening

Rental Requirements

  • Income must be a minimum of 3x the rental amount, and verifiable with supporting documents.
    • Supporting Documents Include: last 3 months of paystubs, or 6 months of bank statements or a signed notarized letter of employment detailing monthly compensation.
  • Credit Score 600+ (Applicants with less than 600 credit score will require further review, but are not automatically denied).
  • Rental History – No broken leases, balances owed for previous property, or open bankruptcies.

Your application will not be considered until it is complete. We may ask for more information if we cannot verify what has been provided.
